A  29,587 square-foot refrigerated warehouse building situated on a 2.87 acre parcel of land was sold on July 20, 2018. The refrigerated building was originally constructed in 1991 and expanded in 2003. The refrigerated warehouse has 22,680 square-foot of freezer warehouse space. There is 5,827 square foot of office space. The warehouse space is completely pallet racked with a total of 1,600 pallet slot positions. The freezer building has 5 truck dock doors. The ceiling heights are 26 and 28 feet high. The building has a Freon refrigeration mechanical system. The freezer warehouse building was originally built by Edy's Ice Cream as a refrigerated distribution center for ice cream. The new owner is operating the facility as a cold storage warehouse facility.

The refrigerated warehouse building is located in St. Louis County, Missouri. The address of the cold storage warehouse is 3820 Ultra Comp Drive, Earth City, Missouri 63045. The Seller was NestlĂ© Dreyer’s Ice Cream Company. The Purchaser was Parker Page Properties LLC. The Sale Price was $1,700,000 or $57.45 per square foot.

A 140,000 square-foot refrigerated warehouse building situated on a 10 acre parcel of ground was sold on May 16, 2019. The refrigerated building was originally constructed in 1976 and expanded in 1993. The refrigerated warehouse has 90,000 square-foot of refrigerated warehouse space that is 47,000 square-foot of freezer warehouse space, and 43,000 square-foot of cooler warehouse space. There was 34,000 square-foot of food grade and temperature controlled warehouse space in this food distribution facility. The warehouse space is completely pallet racked with a total of 10,862 pallet slot positions. The facility has 19 truck dock doors and 27 to 29 foot ceiling heights. The building has an ammonia refrigeration mechanical system. The refrigerated food facility has active Norfork Southern rail service with 2 rail doors.
The refrigerated building was located in Northeast Indiana. The address of the cold storage warehouse is 7235 Vicksburg Pike, Ft. Wayne, Indiana 46804. The seller was Vicksburg Pike LLC. The purchaser was the Mandich Group LLC. The Sale Price was $6,000,000 or $43.04 per square foot.

A 75,000 square-foot refrigerated building sold in the Missouri.


Refrigerated Distribution Center in Montgomery City, Missouri sold in 2015.
The former Iowa Beef Packers refrigerated warehouse and distribution building located in Montgomery City, Missouri was closed in 2010. The building was a 75,000 square-foot refrigerated warehouse facility with cooler storage temperatures. The refrigeration system was an ammonia mechanical system. The building has 25 truck dock doors.  The building was constructed by Arco Construction of St. Louis, Missouri. The cooler warehouse facility was built as a distribution center by Iowa Beef Packers in approximately 2000. Iowa Beef Packers close the facility in 2010 The refrigerated building was vacant until 2015. The facility then was purchased by Uncle Rays Potato Chips and converted to a food processing facility in the manufacture of food products. The facility primarily receives raw potatoes and produces food products at the facility in Montgomery City, Missouri.
The food facility was located near Interstate 70. The building is located at 1001 Harness Drive, Montgomery City, Missouri 63361. The former refrigerated distribution center is located approximately 75 miles west of the St. Louis, Missouri Metropolitan area.

Inspecting refrigerated buildings for proper freezer warehouse floor installations.

When understanding if a freezer or cooler warehouse building is capable of  freezer or cooler storage temperatures this has to  be considered. The floor under the refrigerated portion of the cold storage building has to be inspected to make sure it is capable of accommodating freezer storage temperatures. Freezer storage temperatures range between a +10°F down to -10°F.
The warehouse floor over the refrigerated portion of the building will either contain an in-floor heating/defrosting system or it will not . If the building was designed exclusively for freezer warehouse storage, it will have a heating system underneath the warehouse floor.  These heating/defrosting systems are of various types, but it is designed to not let the moisture in the ground below the industrial warehouse floor to freeze.  Whatever water freezes, it expands and that expansion of water below the floor will cause the floor to heave upwards and possibly even result in a structurally unstable warehouse building.

Most of the time when freezer warehouse space is leased, the rent rate is determined on a price per square foot per year basis. An example would be a freezer warehouse room that is 10,000 square feet in total size, and the annual rental rate was $15.00 per square foot, then the rental rate amount would be $150,000 per year or $12,500 per month. However, an alternative method is to lease freezer warehouse space by renting a freezer pallet slot on either a yearly or monthly basis. There was the sale of a refrigerated warehouse building in the greater Metropolitan St. Louis, Missouri area. The building sale transaction closed on June 24, 2016. St. Louis, Missouri Underground Refrigerated Warehouse Space conversions.

                              

The greater Metropolitan St. Louis, Missouri has a number of underground warehouse developments. These developments typically are occupied by a public refrigerated warehousing company that provides freezer pallet storage warehouse services. Freezer pallet storage warehouse services is when a pallet of refrigerated food or frozen food products is stored on a month-to-month basis, with the handling provided by the public refrigerated warehouse company.

 
However, underground refrigerated warehouse for lease can be converted into refrigerated food processing space for lease. The major advantages are a lower than normal build out costs which results in a lower rental rate for food processing areas, either refrigerated or ambient temperature food production space. Freezer  warehouse storage temperatures in refrigerated warehouse buildings in St. Louis, Missouri historically have been held that a -10°. Whenever a refrigerated food products or refrigerated ingredients for food products were kept in the freezer warehouse portion of the refrigerated building it was believed that a -10° storage temperature was required to maintain the quality and desirability of the refrigerated food. However there has been a trend in the Metropolitan St. Louis area and also refrigerated buildings in the Illinois portion to maintain 0° storage temperatures in the freezer warehouse space. This trend began about 7 years ago, about the time of the beginning of the most recent economic downturn. What appears to be is that the owner’s and the operator’s of  some of the refrigerated food companies, refrigerated cold storage warehouses, and refrigerated food processing companies reviewed all of their operations operating costs in order to maintain profit margins. Electrical usage is a significant operating cost of any refrigerated warehouse building. Perhaps over time the freezer storage temperatures were allowed to increase to what has become normally a 0° zero degrees storage temperature within the freezer portion of the refrigerated building.

Certain refrigerated food products require lower freezer storage temperatures. Food products with high sugar content require lower freezer storage temperatures, because the freezing temperature of sugar is lower than 32°, much like salt water requires lower than 32° to freeze solid. Ice cream products therefore require freezer storage temperatures normally at -15°. Also frozen dough bakery products sometimes have certain types of yeast that have exact freezer storage temperature specifications. The freezer storage temperature specifications have some relation to activating the yeast, with certain types of yeast having different temperature specifications for freezer warehouse storage.

A freezer warehouse building floor this constructed to keep the moisture in the soil below the floor from freezing. Whenever water freezes it expands. When the large amount of soil beneath a freezer floor is frozen the cumulative effect of the moisture in the soil freezing exerts pressure on the floor from underneath. When that happens the freezer warehouse floor will begin to rise upward, and the more moisture there is in the soil, then the greater the expansion and the higher the floor will raise upward. As the freezer floor rises, cement begins to crack.

One of the reasons that freezer warehouse floor will heave is within the construction of the freezer warehouse building’s floor is a component called a moisture barrier. A moisture barrier is basically a large industrial plastic tarp that is laid down over the sand and gravel base. This moisture barrier keeps water from seeping into the cement. Any type of cement will absorb some water. This plastic tarp referred to as a "moisture barrier" in the refrigerated warehouse building construction trade keeps subsoil surface moisture away from the cement.

For a variety of reasons the moisture barrier sometimes fail allowing additional moisture to move upward towards the already frozen cement of the freezer floor, eventually the moisture will freeze and turn into ice and push upwards. Most moisture barriers fail from improper installation when the original freezer warehouse floor was poured. Almost always only a small portion of the freezer warehouse floor is affected, because only a portion of the moisture barrier has been penetrated by subsurface moisture. Signs that a freezer warehouse floor has failed moisture barrier are very subtle at first. Eventually as the floor raises and a dome shaped in the floor will become evident with cracks radiating outward. As pictured at the beginning of this article about freezer warehouse floors.

John Morrell Food Group’s package meat division of Armour-Eckrich Meats was in need of refrigerated warehouse space with cooler storage temperatures and refrigerated dock space to accommodate their route delivery trucks. The 84 Produce Row facility was formerly occupied by Sunfarm Food Service, Inc. which recently located to a larger facility leaving the refrigerated food facility available for lease. The 7000 ft.² of food facility has refrigerated and multiple refrigerated rooms, dry warehouse space and a mezzanine office area for support personnel. The refrigerated dock has 4 truck dock doors and ample parking for the Armour Eckrich Meats’ fleet of refrigerated route trucks.

Refrigerated building- Analysis of St. Louis, Missouri building sale and building lease transactions.

An outline that applies in analyzing refrigerated building real estate sales.

This outline pertains only to potential prospect or customer base that are in need of refrigerated warehouse buildings. Refrigerated buildings are any industrial property that has more than 15% of the building's floor space capable of +42° to -10° warehouse storage temperature capabilities. Generally, of all refrigerated buildings 75% have freezer storage capabilities, and 25% of refrigerated buildings have cooler storage capabilities. Therefore the 75% of all prospects would need freezer warehouse storage capabilities and other 25% would need cooler warehouse space the prospect needs additional capacity. Transaction history on refrigerated building shows that 7 out of 10 real estate transactions are for leasing refrigerated space, and 3 are sale transactions. Probably the reason for so many lease transactions is that a company needs additional space for some interim period. In all industrial real estate transactions, 80 to 85% of sale or lease transactions are with local companies which are purchasing or leasing local building. The remaining 15 to 20% are regional or national companies that need a presence in that local market therefore they need to purchase or lease a local building. Sale of a Bakery Building in St. Louis County, Missouri.

Sale of a Bakery Building in St. Louis County, Missouri. A food production building used for commercial making operations was sold on July 2, 2013. The 42,075 ft.² industrial building had a food production area and refrigerated warehouse space with cooler temperatures. There also was a freezer warehouse storage area. The food production facility had 2,720 ft.² of office space with an employee welfare area to accommodate employees in the commercial production of bread and pastry products. The building was located at 9769 Reavis Park , St. Louis County, Missouri 63123.The refrigerated food production facility was constructed in 1970 and situated on 2.59 acres. The freezer warehouse space addition was added in approximately 1990. The facility was listed by a real estate brokerage company in early 2012. The food production facility property was purchased by the Affton school district in July, 2012. The listed rate at the time the sale was $995,000 .The school district's intention in purchasing the refrigerated building was to use it as an annex to support the nearby high school. High School no longer had any more space to expand onto their existing building. It is not usual for the sale of refrigerated or food production buildings with freezer warehouse space or cooler to be sold to a user that does not require refrigeration capacities. The non refrigerated purchaser simply needed an industrial building located near their primary business operation for additional production capacity or additional warehouse space. Cooler warehouse storage shortage in St. Louis, Missouri.

Refrigerated food processors in St. Louis, Missouri have been challenged in the latter part of 2014 in finding any refrigerated storage space to accommodate their annual inventory build for the 2014 holiday season.

Certain food processing operations require a certain storage temperature called "high temperature freezer storage" which is a +28° storage temperature. The food product needs to be placed into storage at slightly below freezing which is 32° storage temperatures. Some food products do not freeze at the traditional 32° because of the contents in their ingredients. One example is horseradish which has a high sugar content, and the other is Hams which is high in salt.

However, this high-temperature freezer storage requires an insulated floor to prevent floor heaving from subsurface moisture, however the refrigeration equipment needs to have cooler capabilities. Most refrigerated warehouse floor space in refrigerated buildings requires 0° storage, or 36° storage. The freezer warehouse storage has one type of refrigeration equipment, and the warehouse cooler storage requires all different type of refrigeration equipment design. Therefore finding a refrigerated warehouse building in St. Louis with a floor designed for freezer warehouse usage, combined with refrigeration design for cooler warehouse usage is difficult to find.

 There was only one building available in the St. Louis market in the 2014 holiday storage season that had the desired 28° storage temperatures. Adding refrigerated warehouse space in a food facilities building.

Adding refrigerated or freezer warehouse space within a food facility building. Refrigerated food processing and refrigerated food distributors need additional cold storage space can convert part of their food facility building into freezer warehouse space. This requires modification of the existing dry warehouse space into freezer warehouse storage space. The modification is necessary because of the moisture in the soil underneath the cement of the dry warehouse floor will freeze, and then expand and eventually begin to raise the floor upwards. Installation of an under floor heating system is an extensive and costly modification to the food facilities building. The concrete from the original warehouse floor has to be completely removed. Then the installation of the in floor heating system is possible. The actual heat can come from an electrical heating system or from forced air ventilation. The electrical heating system is basically electrical heating tape within a specially designed pad. The forced air ventilation is basically PCV pipes that have ambient warehouse air circulated through the piping system. The electrical or forced air systems are underneath the 6 inch urethane insulation that is between the surface of the ground and the cement of the warehouse floor. When the conversion of the food facilities dry warehouse floor space into freezer warehouse floor space requires the installation of three components which are under floor heating system, specially designed urethane flooring insulation and new concrete. This will provide a stable protection from the expansion of subsurface moisture against the bottom of the new warehouse floor.Freezer warehouse services at the building are then at a larger capacity. St. Louis cold storage buildings and leasing of their freezer cooler space.

St. Louis cold storage buildings and freezer cooler warehouse space have been available primarily available for lease over the last 12 months. Freezer cooler buildings available for sale in St. Louis have been available in the outer portions of the St. Louis area. Why are cold storage buildings in St. Louis so hard to find?

Refrigerated warehouse space is often referred to as freezer cooler warehouse space. When more freezer or cooler storage is required for pallet storage it seems the best place would be at the company's present location. There is the option that to add additional freezer cooler storage space to the installation of modular insulated panels and in those cases Freon refrigeration condensing units and evaporators. For those not familiar with terminology of this niche of industrial real estate, it can often be frustrating because the two are completely different.
