Phil Pisciotta is responsible for overseeing Hawk Distribution Services’ real estate listings in the greater metropolitan Kansas City area and the surrounding region. He is a Kansas City native and perhaps understands that metropolitan area and its surrounding region regarding the food industry better than any other licensed real estate agent.
Phil has been involved in the refrigerated food distribution business all of his life recently selling his company, Pisciotta Fruit and Vegetable Company to a larger regional produce distributor. Pisciotta Fruit and Vegetable was established in 1910. Phil’s corporate offices were in Kansas City and had offices and/or operations in 6 other Midwest cities employing over 125 employees. Phil’s company distributed a full line of intuitional products specializing in fresh, frozen and processed fruit and vegetables within a 400 mile radius of the greater metropolitan Kansas City area.
Pill is nationally recognized as a leader in the produce industry of growers, manufacturers, distributors and processors for both fresh and frozen fruits and vegetables. Phil is a member with the United Fresh Fruit and Vegetable Association, the Produce Marketing Association, the Kansas City Chapter of the American Culinary Federation the Missouri Restaurant Association, the Allied Food Club, as well as several chapters of regional Chambers of Commerce and many service organizations. This has included lobbying in Washington DC at the House of Representatives for the United Fresh Fruit and Vegetable Congress of Committees for further development of Agricultural issues and Perishable Commodities Act. Additionally, Phil was also one of the founding members of Pro*Act, which has become one of the nations largest buying groups within the produce industry. Pro*Act’s customers include such companies as Marriott Hotels, Outback Steakhouses, Compass/Eurest Dining which provides services to institutions such as colleges, in-plant feeders as well as federal and state establishments. Also, Darden Food Group and Brinker International which are the holding companies for Red Lobster, Olive Garden, Chili’s, Romano’s and several other national restaurants chains.
Phil has owned and leased temperature controlled real estate for his former company and thoroughly understands the nature of freezer and cooler buildings having operated warehouses during his early career. Phil understands both the processing and the distribution of refrigerated food products from living it on a day-to-day basis for over 35 years. Phil has come to know and has access to seemingly countless individuals that are decision makers in the temperature controlled real estate and refrigerated distribution and processing industry.

James Cronin is the owner of Hawk Distribution Services. James Cronin established Hawk Distribution Services in 1987 to provide professional real estate brokerage services that would exclusively specialize in the industrial real estate niche of temperature controlled real estate. Jim has now listed more cold storage warehouses than any other real estate broker has ever listed for sale or for lease
Jim Cronin foresaw the need to provide real estate brokerage services to assist the owner, as well as the officers of companies in the food processing and food distribution industry whose products and processes require freezer or cooler temperatures within their buildings. Originally working with cooler and freezer warehouse buildings in the greater metropolitan St. Louis, Missouri area, Jim learned first hand the real estate brokerage business, as well as the inner-active complexities of freezer and cooler buildings and the problems those complexities present in pursuing the completion of a real estate transaction. St. Louis provided for an established and expanding client base. Jim Cronin holds multiple Real Estate Broker licenses. Establishing and maintaining those brokers licenses has required more than 1,200 dedicated hours of real estate school to acquire and then ongoing continuing education to maintain those Real Estate Broker licenses. Jim has had some of the top test scorers in the ethics portion of the biannual written test examination required to maintain his Real Estate Broker’s license for the state of Illinois. Jim is a graduate of Hastings College, which is one of the top liberal arts colleges in the United States. Graduating with 3 majors in Business Administration, Psychology and Economics. Additionally, he held the position of Vice President of the St. Louis, Missouri chapter of the American Marketing Association for 8 years.
Jim Cronin has developed a high level of expertise as a real estate broker with several different types of temperature controlled facilities. Those buildings included facilities owned and operated by Public Refrigerated Cold Storage Companies and the marketing management and leasing of multi-tenant temperature controlled facilities. These 2 types of buildings require specialized brokerage knowledge and also specialized marketing skills.
